Role Summary

The Parking/Facility Manager reports to the Senior Parking/Operations Manager. This position is responsible for managing a portfolio of locations to ensure the location results are aligned with Annual Operating Plans, Manage supervisory staff to ensure adherence to proper operations, Policies and Procedures, and to achieve the highest level of customer and client satisfaction and retention.

Key Responsibilities


  1. Direct Contact w/Client Subordinate: Respond and handle client requests and/or issues in a timely fashion to ensure client satisfaction

  1. Direct Contact w/Client Dec. Maker: Maintain regular communication with client and responding to requests and/or issues in a timely fashion to ensure client satisfaction

  1. LL Report Accuracy: Responsible for ensuring that landlord reports are accurate

  1. Retention: Responsible for retaining our existing customers and/or clients

  1. Revenue Control: Review of lots performances based on Revenue Analysis, and Profit & Loss Reports. Ensure the financial performances of each lots reflects company goals and objectives

  1. Daily Audit Procedures: Responsible for providing daily lot audit reports to Operations Manager

  1. Location Assessment : Responsible for ensuring staff are following correct policy and procedures

  1. Loss Prevention: Responsible for following up on unreturned access cards and permits

  1. Remediation: Responsible for eliminating the factors causing deficiencies with the garage/lot operations

  1. Hire Front-Line Staff: Responsible for the recruitment and selection process for front-line staff including job posting advertisements and adhering to the collective agreement

  1. Hire Management Staff: Responsible for the recruitment and selection process for management staff including liaising with the Human Resource Department

  1. Formal Discipline: Responsible for staff disciplinary action, including issuing of written warnings

  1. Promote: Responsible for performing personnel reviews and appraisals as required

  1. Terminations: Responsible for monitoring and follow up action on staff discipline and participating in dismissal proceedings

  1. Training: Responsible for new hire orientation training, completion of new hire paperwork, and issuing of uniforms

  1. Schedule: Responsible for scheduling of front-line staff including producing and maintaining an updated monthly schedule

  1. Open/Close Lots: Responsible for liaising with contractors, maintenance department, equipment suppliers and Landlord/Property Manager during site set-up or site closing

  1. West Chester University: Responsible for handling requests and coordinating with  WCU Safety department with respect to Universities owned Lots that we manage

  1. Marketing: Responsible for doing rates surveys, and marketing the locations to maximize revenue.

  1. Merchant Validations: Responsible for overseeing the merchant validation program and ensure adherence to the Validation Revenue Policy and Procedure

  1. Appearance: Responsible for regular reviews of lots physical condition including landscaping, signage, surface and lighting, etc.

  1. Administration: Responsible for day to day administrative duties including emails, faxes and internal correspondence.

  1. Daily Revenue: Responsible for the processing of daily revenue of attended or unattended facilities in accordance with the Daily Revenue Policy and Procedure

  1. Safety:   Responsible for inspecting lots on a regular basis to ensure they are safe and operating at company’s standards

  1. Rate/Customer Mix Management: Responsible for monitoring lot volume trends, customer mix, and overall activity through analysis of space surveys and regular site visits

  1. Equipment Procurement: Responsible for providing to staff members all equipment and tools necessary to be able to perform their duties in the safest manner

  1. Claims Management: Responsible for tracking and managing of damage claims

Post Graduate Degree

Other Required Certifications

Professional/Related Experience




Experience managing and training other employees with front-line supervisory responsibilities.


Parking management experience preferred.


Client relationship management experience.





Ability to successfully manage and train other employees


Strong computer skills required, including MS Word and Excel


Superior communication and interpersonal skills, both written and verbal.


Ability to work independently, in a team, and meet deadlines.


Strong analytical skills with an ability to balance multiple projects in a fast paced environment.


Valid driver’s license, access to own vehicle, and clean driving record.


Ability to develop effective working relationships with internal and external parties.
